Why London removals cost more
People search for removal costs in London expecting the worst. Sometimes it is justified. Sometimes it is not. Here is what actually makes London different from the rest of the country.
Access is the number one cost driver. Not distance. Not property value. Access. A 2-bed flat on the fourth floor of a converted Victorian terrace in Islington, no lift, front door 40 metres from the nearest parking spot, takes twice as long as a 2-bed house in Walthamstow with a driveway. Every extra minute the crew spends carrying boxes down four flights of stairs is a minute you are paying for.
Parking is harder and costs money. Most London boroughs require a parking suspension or dispensation to reserve a bay for the removal van. Costs range from around £40 to £80 per bay depending on the council. Some councils need two weeks notice. If the crew cannot park close to your door, the job takes longer. Flats dominate the market. Compare My Move data shows roughly 70% of London moves involve flats, not houses. Flats are slower to load and unload than houses. Stairwells are tight, corridors are narrow, and lifts, where they exist, are small. A 2-bed flat move in London often takes as long as a 3-bed house move outside London.
Congestion and ULEZ add time. Moving between zones during peak hours adds real time to the job. The van sits in traffic instead of moving. Some routes incur ULEZ charges depending on the vehicle. These are not removal company charges, they are transport costs that get factored into the job time.
London labour rates are higher. Movers in London earn more than movers in most other parts of the country. That is reflected in the hourly rate. But the difference is smaller than most people think because London jobs are often completed faster by crews who work the same postcodes every week and know the access patterns.
Removal costs by London area
Not all London postcodes cost the same. Based on our experience working every postcode from our base in Walthamstow E17, here is how costs vary across the city.
The ranges above are for a typical 2-bed property moving locally within the same area. A 3-bed house in Enfield with a driveway can cost less than a 1-bed flat in Kensington with no parking. The survey accounts for all of this.
What changes your removal price
The table gives you a baseline. Five things move the final number up or down.
Access at both properties. Ground floor with a driveway is the cheapest scenario. Fourth floor, no lift, on-street parking with a permit is the most expensive. Every extra flight of stairs and every extra metre between the van and the door adds time. Time is what you are paying for.
Distance between properties. Local London moves, within the same zone or adjacent zones, are priced as a job. Moves outside the M25 are priced more due to longer distance, time taken and fuel used for the job. Cross-London moves during rush hour take longer and cost more in job time even though the distance looks short on a map.
Day and time. Tuesday, Wednesday, and Thursday are the cheapest days. Fridays and weekends cost more because demand is higher. The first and last week of the month cluster with completion dates, so mid-month is quieter. Book midweek and save 10 to 20% compared to a Friday in August.
Packing. If you pack yourself, the removal price stands alone. If we pack for you, that is a separate charge. Professional packing is worth it if you are short on time or have fragile items, but it adds to the total. Our packing service covers the options and pricing in detail.
Specialist items. Pianos, antiques, large artwork, and heavy or awkward pieces need specialist equipment and extra crew time. These are not a problem, but they need to be assessed during the survey so the crew arrives prepared. This may adjust the quote.
How to bring your removal cost down
You cannot change the size of your flat or the floor you live on. But there are genuine ways to spend less on your London removal.
Declutter before the survey. Everything you get rid of before the move is something the crew does not have to load, carry, and unload. Less volume means less time. Less time means less cost. Go through every room before we come to survey, not after.
Move midweek, off-peak. Tuesday to Thursday, mid-month, between November and April. Avoid Fridays, school holidays, and August. The savings are real, often 15 to 20% below peak rates.
Book early. The best dates fill first. Book 2 to 4 weeks ahead for a standard move, 4 to 6 weeks ahead during summer. Last-minute bookings sometimes cost more because the schedule has to be rearranged.
Be ready on the day. Boxes packed, furniture dismantled if you are doing that yourself, clear access routes through both properties. A crew that arrives to a prepared job finishes faster. A crew that arrives to half-packed boxes and blocked corridors finishes slower, and you pay for the extra time.
Compare quotes properly. Not just the bottom line. Check whether the price includes VAT, what insurance is included, whether dismantling and reassembly are covered, and what happens if the job runs over. Our removal quotes guide has a checklist of questions to ask every company you contact.
Hidden removal costs to watch for
These are the charges that catch people out. Not because removal companies are dishonest, but because they are easy to forget when you are focused on the headline price.
VAT. Some companies quote prices excluding VAT to look cheaper. A £400 quote becomes £480 when VAT is added. Always ask if the price includes VAT. All our prices include it. The number you see is the number you pay.
Parking suspensions. London councils charge around £40 to £80 per bay to reserve parking for the van. Some need 2 weeks notice. If you forget to arrange it, the crew may have to park far away and carry everything, which adds job time. We help you through the parking process so you know what to arrange and when.
Overtime. Some companies charge an hourly overtime rate if the job runs longer than estimated. Ask before you book. We build an overtime buffer into the initial estimate so you are not surprised by extra charges on the day.
Insurance upgrades. Standard Goods-in-Transit cover protects your belongings up to a set amount. If you have high-value items, artwork, or specialist equipment, you may need to upgrade. Our standard cover is £25,000 and can be increased to £50,000.
Watch out for these when comparing quotes
A quote that looks £100 cheaper can cost you more if it excludes VAT, does not include insurance, or charges overtime you were not expecting. Compare the full package, not just the number at the bottom of the page.
