What commercial removals cost in London
There is no honest one-line price for a commercial move, and any company that gives you one before seeing the space is guessing. A restaurant with a walk-in fridge and a full kitchen is a different job from a clothes shop with rails and stock boxes, which is different again from a warehouse with pallets and a forklift. So we quote after a site survey, never before.
What we can tell you up front is how office-scale commercial space prices, because that is the one type where size is predictable. These figures cover moves within the M25, include VAT, and are confirmed after a survey.
Shops, restaurants, and warehouses sit outside that table because their cost is driven by things that do not scale with desk count. Stock volume, shelving that needs dismantling, commercial kitchen equipment, chilled units, and whether you can trade while we work. Every one of these changes the price, so we look at the space and quote it properly.
What affects the price of a commercial move
- Stock. The single biggest variable. A shop trading out of boxes and rails moves fast. A shop with a full stock room of boxed product is a different day’s work. We count it at the survey.
- Fixtures and shelving. Gondola shelving, wall units, counters, and till areas often need dismantling and reassembling. Some of it comes apart in minutes, some needs an extra pair of hands and more time.
- Kitchens and refrigeration. Commercial kitchens have gas, extraction, and fridges that cannot simply be carried out. We plan around disconnection and reconnection with your own engineer where needed.
- Access and loading. A ground-floor unit with a rear loading bay is straightforward. A first-floor restaurant above a shop with no lift and a narrow staircase adds hours. We check this before we quote, not after.
- Out-of-hours moves. Retail and hospitality often need to move overnight or on a Sunday so the doors stay open for trade. We work weekends at no extra charge, and evening or overnight moves can be arranged where the premises allow – the timing does shape the plan.
How we price it
We quote a fixed price after the survey, not an hourly rate that drifts. You get a clear figure and a breakdown of what it covers. If the job runs over because of something we did not anticipate, we talk to you there and then. No invoice surprises after the fact.

What is included
Every commercial move, whatever the size of the premises, comes with the same standard:
- Full loading, transport, and unloading. The crew does all the heavy lifting at both ends.
- Furniture and stock protection. Blanket wraps, straps, and floor coverings in both properties so your stock and your floors survive the move.
- Basic dismantling and reassembly. Shelving, counters, standard fixtures, and office furniture come apart and go back together.
- Goods in Transit insurance up to £25,000. Included as standard and upgradable on request if you are moving high-value stock or equipment.
- A labelling system. Every box and fixture is marked so it lands in the right room at the new premises. Simple, but plenty of movers skip it.
- A dedicated foreman on site. One person who knows the plan, directs the crew, and is your point of contact from start to finish.

What we move
Most removal companies will tell you they handle offices and quietly mean desks and filing cabinets. Commercial removals in London means the rest of the high street too.
Shops and retail. Clothes rails, gondola shelving, counters, stock rooms, and window displays. We have moved entire stores between trading days so the shutters barely came down.
Restaurants and cafes. Kitchens, fridges, freezers, coffee machines, tables, chairs, and front-of-house fittings. We coordinate with your gas engineer and refrigeration contractor so the heavy lifting is ours and the specialist disconnection is theirs.
Warehouses and stockrooms. Pallet racking, shelving, stock, and forklift-touched goods. We bring the crew and the lorries, and we work around your stock rotation so nothing sits unsold.
Workshops and studios. Tools, workbenches, machinery, and materials. The awkward, heavy, or fragile kit is exactly what our crews are used to.
Pubs and bars. Cellar stock, glassware, seating, and fixtures. These moves almost always have to happen on a Monday or Tuesday, and we plan around that.

Commercial vs office vs house
Commercial moves look like office moves from the outside, and office moves look like house moves. The differences are in what can go wrong and what it costs you when it does.
The thing businesses worry about most is downtime. If your shop is shut on a Saturday, that is a day of revenue gone. So we plan commercial moves around your trading hours, not the other way round. Overnight, Sunday, or a Tuesday lunchtime, whatever keeps your doors open longest.
London access and loading
Commercial moves in London come with obstacles that do not exist anywhere else in the country.
Parking and loading bays. Many central London units have no loading bay, and a van cannot simply pull up outside. Where a parking suspension is needed, we help you through the process: which council to contact, when to apply, and what you need. A removal lorry takes up 1.5 to 2 bays, so reserve a minimum of 2. The application and payment go through you, because the council needs your details, and we can arrange the suspension for an additional fee if you would prefer.
Congestion Charge and ULEZ. If your premises sit inside the Congestion Charge or ULEZ zones, we plan routes that account for both. These costs are part of the quote, not an extra we spring on you later.
Building management. Many commercial buildings need advance notice, proof of insurance, or a deposit before a move. We deal with that side so you do not have to.
Lift and doorway dimensions. This catches people out. A chiller or a large counter will not fit through the passenger lift in most converted London buildings. We measure at the survey, and if it has to go up the stairs, we plan for it.
