What an office move costs in London
Office removals pricing depends on more variables than a house move. Floor levels, lift access, parking for the van or lorry, how much IT equipment you have, whether furniture needs dismantling, and whether you need the move done outside normal working hours. But you still need a ballpark before you pick up the phone.
These prices cover moves within the M25. Every quote is based on a proper survey, not a guess.
Prices include VAT. Loading, transport, unloading, basic dismantling, and insurance. IT decommissioning, packing, storage (1st week FREE with any removal), and out-of-hours moves are quoted separately.
What affects the price of an office move
- Access. This is the single biggest factor in London. A ground-floor office with a loading bay and a wide entrance is straightforward. A 4th-floor office in a converted Victorian terrace with a narrow staircase and no lift adds hours to the job. We check this at the survey so it is factored in the quote, not added on later.
- Parking. Central London offices often have no dedicated parking. We arrange parking suspensions through the local council where needed. This is something most businesses do not think about until the van arrives and has nowhere to stop.
- IT equipment. Monitors, printers. If you want us to disconnect and reconnect everything, that takes time and care. If your IT team handles it, the move itself is faster and cheaper.
- Timing. Most office moves happen over a weekend to minimise downtime. We work weekends at no extra charge. Evening moves are also available. If you need a move completed by Monday morning, tell us early so we can plan the crew size around it.
- Packing. We can pack the entire office, just the fragile items, or nothing at all. Packing service London has the details.
How we price your office move
We quote a fixed price with an excess hours rate based on what we see at the survey. Not a vague estimate that doubles on the day. You get a clear figure and a breakdown of what it covers.
If the job runs over because of something we did not anticipate, we discuss it with you there and then. No invoice surprises after the fact.
How our office removals work in London
What is included as standard
Every office removal includes:
- Full loading, transport, and unloading. The crew does all the heavy lifting.
- Furniture protection. Blanket wraps, corner guards, and straps.
- Basic dismantling and reassembly. Desks, shelving units, standard office furniture. Taken apart at the old office, put back together at the new one.
- Goods in Transit insurance up to £25,000. Included as standard. Upgradable to £50,000 for an additional fee.
- Labeling system. Every item gets a label so it ends up in the right room. Desks go to the right rooms. Filing cabinets go to the right area. This sounds simple. You would be surprised how many movers skip it.
- A dedicated foreman on site. One person runs the job from start to finish. You deal with one person, not a rotating cast.
How office removals differ from house moves
Office moves look similar to house moves from the outside. Van turns up. Stuff goes in. Van drives away. Stuff comes out. But the logistics are different, and the consequences of getting it wrong are different too.
| Factor | House move | Office move |
|---|---|---|
| Downtime cost | Inconvenient | Every hour costs money |
| IT equipment | Maybe a PC and a router | Servers, switches, monitors, printers, network cables |
| Filing and records | A few boxes | Decades of client files, compliance documents, legal records |
| Timing | Any day | Usually weekend or overnight to avoid business disruption |
| Access | Front door | Loading bays, service lifts, parking restrictions, building management rules |
| Number of stakeholders | You and your family | You, your staff, your IT team, your landlord, the new landlord, building management at both ends |
The main thing businesses worry about with office removals London is downtime. If your team cannot work on Monday because the desks are not assembled, or the filing cabinets are in the wrong room, that is lost revenue. We plan around this. Weekend moves are standard. Evening moves are available. The goal is always to have your team operational at the new location before the next working day.
When businesses need us
Some common situations where London businesses call us for office removals:
Lease expiry or renewal. The most common reason. Your lease is up, the landlord wants more rent, or you have outgrown the space. You need to be out by a specific date and the new place needs to be set up by Monday.
Downsizing. Not every move is about growth. A team that was 20 people is now 8. The 4th-floor office in Clerkenwell is costing a fortune. A smaller space in Zone 2-3 makes more sense.
Scaling up. You started with a co-working desk. Then a small office. Now you need a proper space with meeting rooms, a kitchen, and room for 15 people. The move needs to happen without missing a beat with clients.
Temporary relocation. Renovations, flood damage, or a short-term lease gap. Your office needs to go into storage for a few months and then into the new place. Our storage solutions cover this. First week is free with any removal booking.
Merging teams. Two small companies merging into one office. Or two floors consolidating into one. Double the furniture, double the IT, double the logistics. Needs someone coordinating who is not also trying to run the business.
London office move challenges we handle
Moving an office in London comes with obstacles that do not exist anywhere else in the country. Here is what we deal with regularly.
Parking and access
Central London has some of the tightest parking restrictions in the UK. Many office buildings have no loading bay. Some have a service entrance round the back that is narrower than a standard desk. We can assist with parking suspensions through the local council. We check measurements before the move. We bring the right size vehicle for the access available.
Congestion Charge and ULEZ
If your current office or new office is inside the Congestion Charge zone or ULEZ zone, the route matters. We plan routes that account for both. These charges are part of the job cost, not an extra we spring on you later.
Building management
Many commercial buildings in London require advance notice for moves. Some want proof of insurance. Some want a deposit. Some only allow moves through the service lift during specific hours. We deal with building management at both ends so you do not have to.
Lift dimensions
This catches people out. You measured the doorways but forgot about the lift. A standard office desk will not fit in the passenger lift of most converted buildings in areas like Soho, Fitzrovia, or Shoreditch. We measure the lift at the survey. If items need to go down the stairs, we plan for it.
