What London house clearance costs
Clearance prices depend on the size of the property and how much there is to clear. These are our typical ranges for a full house clearance inside the M25.
What affects the price
- Volume. The more there is, the longer it takes. A property packed floor to ceiling takes more time, and more trips to the recycling facility, than a lightly furnished one.
- Specialist items. Fridges, freezers, mattresses, and electronics carry extra disposal fees that we pass through at cost.
- Access. A fourth-floor walk-up with no lift, narrow stairs, or no parking within 20 metres all add time.
- Preparation. Items should be packed, bagged, or boxed and ready for collection. If you need us to pack and prepare on site, that is a quoted add-on.
What house clearance does not include
Clearance means we remove the contents of the property. We handle dry household items: furniture, appliances, boxes, bagged waste, clothes, and general household goods. We do not handle spoiled or rotting food, wet waste or liquids, putrescible or perishable waste, structural demolition or strip-out, or renovation waste. Carpet removal and deep cleaning are available as add-ons. If you need any of these, tell us at the quote stage and we will quote them separately or point you to a specialist.

What happens to the items we clear
Everything we collect goes to a licensed recycling and disposal facility. We do not sort through bags at your property. At the facility, the site staff direct each item to the correct stream: metals, electronics, wood, plastics, paper, and glass. Recyclable materials are processed separately, and what cannot be recycled goes to licensed disposal.
We do not run a charity donation service. If you have items in good condition you would like to donate, arrange the charity collection yourself before our clearance date. We clear whatever is left.
